Operational distress
High vacancy, weak collections and poor tenant screening. We replace management, clean up the rent roll and lease to qualified residents.
Multifamily Real Estate · Texas · Global Capital
Bright Star Pacific Capital acquires distressed and mismanaged apartment communities across the Texas Triangle, then rebuilds them with our own construction and operations teams into stable, well-run homes.
Who we are
We are builders turned operators. Where others see broken units, unpaid rent and deferred maintenance, we see a plan we know how to execute.
Bright Star Pacific Capital is a real estate investment firm focused on value-add and distressed multifamily in Texas. Our team has developed and built in Central Texas since 2011 and brings that hands-on experience to every acquisition.
We partner with accredited investors who want direct exposure to hard assets in one of the fastest-growing regions in the country, sponsored by a team that invests alongside them.
An in-house team scopes, prices and turns units, without a third-party markup.
Every deal is walked unit by unit and modeled line by line before we commit capital.
We co-invest, report regularly and keep investors informed from close to exit.
Investment strategy
Distress in multifamily usually comes from the operator, not the location. We look for good real estate held back by bad management, a broken capital structure or deferred repairs.
High vacancy, weak collections and poor tenant screening. We replace management, clean up the rent roll and lease to qualified residents.
Down units, aging systems and deferred maintenance. Our construction team restores units and infrastructure quickly and at cost.
Loan defaults, maturing debt and motivated sellers. We structure creative solutions, including loan assumptions and GP takeovers.
Where we invest
Four major metros linked by I-35, I-45 and I-10, with deep job markets, steady population growth and strong renter demand. We focus where we can drive to the property, know the submarkets and manage the work directly.
Military, healthcare and logistics base; workforce housing demand.
Tech and university-driven growth; our home market since 2011.
Corporate relocations and one of the deepest rental pools in the U.S.
Energy, medical and port economy with large Class B/C inventory.
Acquisition criteria

Our approach
A repeatable playbook, executed by the same team that underwrites the deal.
Off-market and broker relationships, lender and special-servicer contacts.
Unit-by-unit walks, rent roll and T-12 audits, and stress-tested models.
Cure defaults, right-size the capital stack and fund repair reserves.
In-house unit turns, infrastructure repair, new management and screening.
Lease up, grow income, then refinance or sell to return capital.
Most sponsors hire contractors and hope the budget holds. We have built 140+ homes ourselves, so we price renovations accurately, control the timeline and turn units faster. On a distressed property, that speed is the difference between a turnaround and a write-off.
Leadership
Managing Partner
Eliseo leads acquisitions, construction and asset management. He started in residential development in Central Texas and grew a $150K start into a $15M+ real estate portfolio before founding Bright Star Pacific Capital to bring that builder's discipline to multifamily.

FAQ
Our offerings are private placements available to accredited investors. Eligibility is confirmed during subscription.
Minimums are set for each offering and disclosed in its offering documents. Please request access to discuss current opportunities.
Typically each property is held in its own limited liability company. Investors are passive members; Bright Star Pacific Capital serves as the manager and sponsor. Terms are set out in each offering's operating agreement and private placement memorandum.
Investors receive quarterly reports covering occupancy, collections, renovation progress and financials, plus annual K-1 tax documents. You can also reach the sponsor directly.
Distressed assets carry higher risk, including construction overruns, slower lease-up and financing challenges. They can also be bought at a meaningful discount. Our construction background helps us price and manage that risk, but losses are possible and you should review each offering's risk factors carefully.
Yes. The sponsor invests alongside investors so our interests are aligned. Details are provided for each offering.
